The lobby is anything but boring – oversized art, colourful furniture, massive windows and ridiculously high ceilings. Not a shabby spot to wait for your Uber in.

The fitness centre is well equipped and separated into 3 different areas, which provides a lot of privacy for those active residents. Lots of cardio equipment, free weights and two TVs.

Party room is open for residents’ use at any time, but can also be reserved for large groups. It offers a functional kitchen, fireplace, and a small library.

Best part, in my opinion, is the roof-top terrace. Spectacular views, restaurant-like seating, and two BBQs. No wind, thanks to the classy glass panels surrounding the space.

Located in the heart of Centretown, 245/235 Kent is mere steps away from many amenities and entertainment. A few restaurants I’ve tried in that area and would absolutely recommend are North & Navy (great for large groups), Aroma Meze (lovely lunch tapas), Eggspectation (great breakfast! Get a seat upstairs.).

Even more important –  only 5 blocks away from the future Lyon LRT Station. Great for future value of Hudson Park.

The level of care and community in this mostly owner-occupied condominium is evident by this Resident’s Website: www.hudsonparkottawa.com. Unlike many other building websites, this site is regularly updated with meeting items, building news and social events.

What’s really unique about these two towers is the fact that they form one condominium corporation. Most of the time, when two sister-buildings share some of the common elements they will be registered as two separate condominium corporations that will have an agreement to share the costs of those common areas. This could sometimes lead to disputes between the two boards.

As far as prices in these building, the recent sales range between $272,000 for a small (450 sq ft) one-bedroom to $745K for large (1,570 sq ft) 3-bedroom unit. Average price per sq ft in the building is approximately $500. This number varies, of course,  based on floor number, view, level of upgrade, number of bathrooms, and size of the unit.
